Affiliate & Advertising Disclosure

Why This Page Exists
Our mission is to educate, empower, and equip current and future real‑estate investors—especially in Georgia—with actionable information. Maintaining a free, research‑driven resource comes with real costs: domain and hosting fees, software subscriptions, expert fact‑checking, photography, videography, accessibility tools, and the countless hours we pour into guides, templates, and market breakdowns.
To cover those costs without hiding our best content behind a paywall, we monetize through the following channels:
Affiliate partnerships (commission‑based links)
Programmatic display ads (Google AdSense and similar networks)
Occasional sponsorships (clearly marked campaigns)
Digital product sales (spreadsheets, e‑books, mini‑courses—coming soon)
This page walks you through each revenue stream, the safeguards we put in place to remain objective, and the precise choices you have as a reader.
Key principle: Transparency builds trust. We want you to know exactly when and how we might earn money from your visit so you can decide how—or whether—to support our work.

Affiliate Links
An affiliate link is a URL that contains a unique tracking code. When you click that link and complete a qualifying action—such as purchasing a book, signing up for a property‑management platform, or requesting an insurance quote—the vendor attributes the referral to us and may pay a commission.
Your price does not change. The vendor’s margin covers the commission.
We never see your payment details. All transactions occur on the vendor’s secure checkout.
Qualifying actions vary. Some programs pay per sale, others per lead or free‑trial signup.
FTC 16 CFR § 255 Compliance: We follow the U.S. Federal Trade Commission’s Endorsement Guides, which require disclosures to be “clear, conspicuous, and in close proximity” to the endorsement. You will therefore see short disclaimers—e.g., “This post may contain affiliate links”—at the top of any article that includes them.

Current Affiliate Programs
We periodically review and update our partnerships to make sure they align with the needs of real‑estate investors and short‑term rental hosts. As of today, we participate in these networks and direct programs:

How Commissions Keep the Lights On
Affiliate revenue is reinvested into:
Research & Expert Review — hiring licensed appraisers, CPAs, and RE attorneys to vet long‑form guides (≈ 40 % of budget)
Free Resources — building calculators, walkthrough checklists, and spreadsheet templates (≈ 25 %)
Site Performance & Security — hosting on high‑speed servers, SSL certificates, daily backups (≈ 20 %)
Community Outreach — scholarships, webinars, and meetup costs (≈ 10 %)
Administrative Overhead — accounting, legal filings, compliance (≈ 5 %)
We publish an at‑a‑glance Revenue Allocation Pie Chart in our annual transparency report (coming Q1 2026).
Advertising
We display programmatic ads served by Google AdSense and, occasionally, Microsoft Advertising. These slots are labeled “Ad”, “Advertisement”, or “Sponsored” and are visually separate from editorial sections.
Curation: Ads are automatically matched to page content and anonymized cookies; we do not hand‑pick individual ads.
Ad Frequency: We cap display density at two in‑feed ads and one sidebar banner per page to maintain readability.
Ad Standards: We filter out categories inappropriate for our audience (gambling, alcohol, adult content, get‑rich‑quick schemes).
Sponsored Content & Native Ads
A sponsored post or native ad is long‑form content paid for by a brand. Our policy mandates:
Top‑of‑Page Banner — “Sponsored by XYZ Company” in larger type than body text.
Editorial Control — We outline but do not surrender control of opinions or fact‑checking.
No Follow Links — Sponsored links are tagged
rel="sponsored"
per Google guidelines.Distinct Styling — A subtle color band or background differentiates the article from organic posts.
Editorial Standards & Independence
We guard against bias with a multi‑layer protocol:
SafeguardDescription Separate Teams Revenue/partnership staff cannot edit reviews or rankings. Two‑Step Fact CheckSubject‑matter expert → Senior editor sign‑off. Annual PurgeLinks to vendors involved in unresolved consumer litigation are removed. Corrections PolicyFactual errors are fixed within 48 hrs; a timestamped note documents the change. Reader Feedback LoopEvery article ends with a feedback form that routes to editorial, not sales.

Always consult a licensed attorney, CPA, or qualified advisor familiar with your circumstances before making investment decisions.
